Putting together a package and supplying information to essentially get pre qualified/qualified for a loan takes a lot of time even if you are organized.

I have 2 duplexes (B- Class) I purchased essentially as a package (same owner, identical and adjacent, but two separate properties) back in May 2020.

Ive used QB in the past but not great to actually manage tenants or Viewing portfolio metrics like equity, debt for biting a package to other for lenders.

If the seller has it repaired before closing or if we negotiate a lower price and have the work done after closing, what happens with the condo association’s responsibility to maintain the exterior including the foundation, which is written in their bylaws as a common element?

For our current project, our lumber package went from $300,000 to $600,000+  Did not meet our 4% increase we have in our model. :(   The show must go on!  

It does great with outdoor tiling projects with limited exposure to the elements over here in western PA.

I could be wrong though as I'm by no means an expert.U would need a Japanese partner for sure.. but its a HUGE business in Honolulu dont know about Island of Hawaii its a big island with the main tourist areas From kona up to the north so pretty spread out. the ones I see in Honolulu have packages with the big Hilton Waikiki  the Japanese tourist really love Waikiki Although with Covid I bet its been shut down..

Did applicants / tenants react positively to the security element, or react more negatively about privacy concerns?
