If it is a semi detached that purchase price is on the high side and pretty much a retail priceIf it's a sfh, then it's probably worth pulling the trigger.

I am finding that properties that are now coming on the market are priced 40-50% higher than where they should be to make money renting them using the 50% rule for expenses.There has been tremendous price appreciation during the last 5 years and I am not confident it will continue at near the same pace for the next 5.

This still may not cash flow.Duplex to quad in working class areas at retail you can still find some that will have some cash flow (very little cash flow) or duplex to quad purchased a little below retail can have slightly better cash flow.

We are definitely targeting retail buyers as the area has gotten nicer, for sure.
