I started one in a Power Point Template  but feel like its very inadequate. 

The brokers simply know far, far more about real estate, they are backed by a powerful industry association, enjoy the blessing and backing of the law and regulators, and are able to operate openly.  

I've heard of people doing creative stuff like sending the seller a video or power point slide of why you came up with that number.
