Good Luck,Scott  I was making the assumption she was flipping not buy and hold.. 10 to 12% for buy N hold is not sustainable in almost all markets. and there are many many places you can get quasi HML for buy and hold for the rates you described..

There is no rhyme  or reason  OH believe me I get it.. having sold ranch land in N CA to start my career and then being a logger in the Northwest and busting many a large track into homesites which all required well and septic.. my point is with so many rentals to buy in the US.. those type of situations just taken on some added risk if your not from there and have knowledge of how the systems work and keep them running.

There is a ton to learn so I would recommend reading up on the different REI routes (wholesaling, fix-n-flip, buy and hold, short term rental etc.) to help narrow down your focus and then go from there.
