DC however did not start it's path of growth until the mid 20th century, and had plenty of available land, so it was able to grow with suburban sprawl as opposed to other cities with less land to spread out onto.

I know that's not the Rich Dad Poor Dad school of thought, but often (especially in stable flat growth markets - many today in 2018) buying a residence is not often any kind of investment (just a big liability).
