@David Minaya a word of caution: I have some clients who formed a partnership (multi-member LLC) and are now second guessing the wisdom of that move.

This might sound like a good topic for the multi-family forum. 

More and more companies will not insure anything with asbestos siding.I ended up moving all my properties and vehicles to a new company, but had to get a completely different company for the property with asbestos. 

If it arrived on wheels, it's manufactured, has (or had) a  vehicle title, and is financed under special programs for manufactured homes - because of its default risk.If it arrived on a flatbed truck, it was rolled onto the foundation and - for financing purposes - it is the SAME as a stick built home.   

That will let them know that someone knows you are there and will be reaching out to you soon.When I show rental properties to perspective tenants, I look out the front window when the vehicle arrives and text my wife the license plate number or vehicle description.

Would a Condo or a Multi-Unit House make more sense?

There are some great multi-family and single family home options down there that cash flow and rent very quickly.

We are currently stationed in Alexandria, VA; but are focusing our search for new multi-family opportunities in the Norfolk area, as we are familiar with the community and plan to return there.

My goal is to use the BRRRR method and have at least 11 more rental units (either SF or small multi-family).

Although I still have some work to do to get where I want to be, my interests lie in single family fix and flips & multi-family buy and holds.
