I felt somewhat comfortable ignoring that because the seller just repaired the foundation, so I would expect that there would be signs of damage, since I knew the foundation was recently in disrepair.

If you aren't comfortable estimating costs on your own or aren't willing to put in the work to learn how to estimate rehab costs then you need to team-up, partner, or hire a GC as a consultant that can help you estimate your first few projects.

If you're comfortable on video, go for it, most other agents won't.The main thing is, the same concepts apply - be consistent, and provide useful information.

He is month to month, and I let him know I am not going to have him here for September (i.e. 30 days notice, so August would be his last month).I would like to get him to leave sooner if legally possible, for my peace of mind and the safety and comfort of future tenants, if I rent other rooms in the house.
