The 10-Year Treasury, which has been marching steadily upwards all year, increased from a 4.5% to a 4.8% yield on the news.

Take a look at the market in the March-April time frame which was the peak. 

No different then if you purchased a property in Jan, closed on Jan 31st, sold to someone else on Feb 1, they closed on Feb 15th and sold to another end buyer on Feb 16th and closed on March 1st.  

I keep the index cards in a box labeled for each month (so the same one gets used March 2021 and 2022 but April has it's own set).

Like my time digging foxholes and learning how to march in a straight line....

I have no history with this tenant as I acquired them with the property in March.

It's ironic because I'm actually travelling to CA mid-March to visit our son in LA and we're looking at property north of LA (and people tell me to stay away from CA!)

My wife and I have four doors in roughly two years and are hoping for another purchase in March of 2019 with tax return money.

They desire nothing more than to finally take action.Except, unlike many of you who came to this point somewhere in the last 10 years...they get to this point in March of 2023.
