My thought is to buy a large home, alter it slightly so it's set up for roommates instead of a family, and then rent to individual professionals that work at the hospital or local school district.

If you're looking to just stay legally compliant, I would check your cities laws regarding rooming houses.

@Jay George even being a local agent in the Chicago area, I am not 100% sure I can see enough of the picture to know if you are doing well or not.

You need to add some art or photos that depicts the local nature, local mountains, or something special regionally. 

The best are the facebook groups or reaching out to a few local realtors .

You’ll need to run a 240v line up there, I dunno if that’s a $2k problem or an $8k problem, talk to a local electrician.
