If the former, then they each get their own lease, if the latter, they all sign one stating as a group they are responsible for paying rent (ie one doesn't pay, the others have to come up with the money).

So most do not worry about capex, so they will either patch it up to keep going or go into debt?

I made a list of a dozen of the commercial agents who showed up most often on LoopNet listings.  

One agent who i can highly recommend is Nancy Tochman based in Canton, MI.

I can't speak for Oklahoma based on experience.

I ended up having a more qualified person apply.   

There is a lot of pent up demand due to high rates and there is still a major lack of new supply.
