I  am using a DSCR lender for the mortgage. 20% down 

I have found a contractor I trust should any repairs be needed, secured a cheap month-to-month rental in the area I will be looking for when I start my search in April 2024, and am in the process of interviewing lenders recommended by BP and friends who own property in the area. 

As a bonus you get the extra cash flow and you can refinance with a regular lender anytime without brining more money to the table.

I suppose I will have to dig deeper into my original closing documents.Do you have any idea if it matters if it is a lender's title insurance policy or an owner's policy?

Hello,Can anyone refer a commercial lender in the area that finances new construction?

Can you recommend someone in Tampa that is more broad in their experience then a traditional lender.

Since it will not be completed soon, the rate is not locked but as of now my realtor, who is also a lender is offering 5.99% as of today. 

This is primarily due to high interest rates and a very wide bid-ask spread between what sellers want for their property (the ask) and what buyers can conceivably pay (the bid) while being able to meet their return requirements for their lenders and investors.

I don't know a lender that would offer a product for a land that is still in leasehold.
