Seller said a few cosmetic things they would take care of before closing, but it was remodeled in 2012, new roof in 2008, termite prevention in 2013.

The taxes and insurance (homeowner's policy) are in the buyer's name, paid for by me (additionally insured) as part of their monthly payments.If the property needs work, or upcoming repairs (new roof, windows, etc) I include these improvements within the contract with a penalty cost if not performed by agreed date.

Kurt Kwart I bought the property 3 years ago with intensions to do it myself then shortly after had to spend money on my own house ripping my roof off due to mold in the attic.

You're really right I guess, as it may not need as much as I'm thinking, New paint, and floors.. the main thing I'm worried about is carport, it leaks and has wood rot, it definitely needs replaced.

Basement is full of mold and was leaking.

The house needs work after the initial showing, foundation problem cost $12000 dollars to repair, roof needs to replace within 2 years (showing signs of wear) so another $ 5000, plus minor wood rots and other things $3000 if I do the work.  

Stucco/tile roof construction in Vegas will have less maintenance than most properties in the mid west.

I watched them install a new roof on that house this summer.  

They can be GC's, electricians, plumbing, roofing, drywall, etc as I have none on my list for any type of repair work so far.
