I've been able to increase rents lately so an existing long term tenant's income would likely be a limiting factor.

I try to be flexible as I e gotten a feel after several months about which tenants may just have forgotten to mail the check versus the ones who are actually late.

If you're a heart surgeon making $650,000 a year, handling phone calls from tenants making excuses for late rent is not a good use of your time.

I was there to buy a 40 acre timber tract from him.. he was in his late 80s and pretty shrewd dude..

Of course court is too late to fight this if you're dead. 

Or if I will be moving down in late June/early July, when should I start that process?

If I plan on moving to Dallas sometime late June/early July 2022, when should I start working with a lender to see what we could be approved for?

One of my other properties appears to be headed that same direction. 1 week late, 2 weeks late, check bounced, etc.

I also have some knowledge of LA rebt control, evictions, basic asset protection and have some decent LA resources at my disposal and am more than happy to share anything i have/know (for fun and for free)looking forward to seeing what other markets people are having success in and actually getting deals- i looked at milwaukee at suggestion of a friend and seems like I'm a year too late there.
