I was under the impression a quit claim deed would be cheaper that's why i wanted to do it to begin with. 

:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+, zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680, some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

Last thing you want is to find out you've been taken advantage of.

I'm always concerned about this, and usually wait until the very last step to install appliances in my flippers. 

Save some money and then a year after living in the property you can purchase another property with (3.5-5%) down and put the last one for rent.

A small example: Last year I went to see an MLS listing but the tenant would not answer the door to let me in even after an appt was confirmed.
