To date nothing has gone wrong (wood being knocked on as I type) But I heard the phrase that family and Business should never mix.1. 

One of my tenants has a cat and we have not had any problems - knock on wood.

(Maybe not quite that old, but still...lol)  They've weathered many storms and aren't likely to be knocked down by the next hurricane or whatever. 

They won't be knocking at the door to verify if you live at the primary residence.

As a result, many investors came to my property, knocked/pushed the front door open, damaged the door and the lock, helped themselves to walk around while my contractor came back from home depot. 

This all needs some investigation.I see a few options, in two main veins:Piecemeal replacement:1) Jack a section from the inside by attaching a support beam to the studs and take enough pressure off the structure to knock out all the rotten wood, cut and sister the bad studs and put in pressure treated lumber.

Short of knocking on other doors in the area hoping maybe someone knows the owner, I’m at a loss. 

They advertise an 8 week training seminar try do, they say in 3 months you'll have more clients with no cold calls and no for knocking. i was just curious if anyone has taken this training?
