I do have to mention - tenants sometimes do not like this method because "John" that lives by himself in 500 sq/ft unit uses a TON of water while "Bob and three kids" in a 1200 sq/ft unit barely uses water at all.

The advantage is that accelerating the depreciation will act as a tax shield for our earnings during the course of the year, lowering our tax liability – the downside is that we need to be committed to owing the property for a long, long time (in our case the plan is to own it forever & hand it down to our kids).
