However, I'm getting conflicting information regarding the Probate process in CA, where all properties must go through the overbid process, and properties cannot sell for less than 90% of the appraised value. 

I haven't posted in a few days so I figured I'd jump in here and get a discussion started.

I was just about to post and saw your thread @Jerome Nunez.

And I know, you were posting here to find out what other investors are doing...but you you can see that only (out of state) lenders are responding.

Someone that gets it blasted across all the rental sites, knows how much rent to charge, gets professional pictures, placed, posts good print copy, and answers the phone/emails when they come in.

Definitely, a lot of fear starting out so new, with A LOT of information out there as well as misinformation; but we're very hungry to learn as much as we can to start investing in RE.

But, again, I agree with the other posts in this thread.
