3) If the agent hires an inspector, what price range should the agent expect the inspector's fees to fall in?

Home base is Boston (Somerville) and but mostly investing in Indianapolis.  

The inspector had to cut out and remove pieces of your property and mutilate pieces of your building materials to take them to a lab.

If I waive inspection period, does that also mean I waive right to "inspect" or verify financial/rent roll history?

At 229K there is no profit once you factor closing costs when you buy, repairs (all homes need some repairs, a good home inspector will find something ) ,holding costs, closing costs when you sell.

After some quick reading I was lead to believe that in general these are not the sorts of things home inspectors look for though some may know the codes well enough to point things out.

Wondering if anybody has any referrals that they'd be willing to share for inspector and/or attorney.

Hey I’m looking for recommendations for an awesome home inspector in the Capital district, Albany/ Schenectady, etc.

Most of what the inspector found I had already anticipated through my walk throughs, but one issue popped up was the third floor bathroom , specifically it leaked during flushing , both on the floor and small water cascade on the floor below The toilet did have a note on it saying not to flush , there was a drain problem , so the previous owners did know about it.

And some inspectors balk at using the money for things not necessary for health and safety.
