Now that I'm at the most recent I will go back and listen to one of my favorites, or a strategy I want to learn more about, or one of the earlier podcasts.All I can say is "pearls of wisdom".  

There are other strategies and techniques I use but many are not available to unlicensed personnel so the above are the best strategies for her to utilize.

Strategy 1: Buy, live in/fix up, after 1-2yrs move and rent it out ($700-$900 per month)Strategy 2: Buy, live in and Fix up, Sell after couple years.I trust strategy 1 the most. 

But I am familiar with other exit strategies depending upon the market and deal. 

And unless you incorporate a bookie effectively, there’s a high likelihood it’ll do nothing for your financial freedom.If you’re working five days a week at your job, that’s great.

I personally avoid both of those, but I know people that choose that strategy and do it successfully I just personally don't want to deal with it, especially if investing outside your local market.
