I had a HORRIBLE experience with bad leads that were not vetted at all... 

Whenever we get a past LL reference and call, and the LL says all the horrible things about the prospect tenants, I’ve thought “why the hell didn’t these people give us a fake (friend) number to call?”

I've honestly gotten better suggestions from other posts than from the gaggle posting here, telling me what a horrible PM I must be and should kick these kids to the curb...I don't know whether to laugh my *** off at the sheer unprofessional responses or delete my account here and never load this page again. 

One thing to consider though is that it was a horrible practice to suggest that they leave payment in an unsecured mailbox.

To sum it up.... you are not their only job/client..... some people seem to think that their project is the only project the contractor is working on..... if that's the case, the contractor is either horrible and cant find/keep clients....or you are loaded with cash and are paying top dollar to be at the top of the list every day. 

You honestly dont understand that some places are nearly unrentable, extremely unstable, excessively crime ridden with wide pools of potentially horrible renters?

I think while it's required in some aspects, because to many people are good at selling horrible assets, it has became the source of the problem the SEC is trying to stop IMO.

Take whatever last year's # was and tack on 10-15% and figure it'll go up at least 2-5%/year and probably more.Landscaping our PM charges $30/trip which is twice/month in the spring/summer.Definitely get a pest INSPECTION up front, we have had horrible issues with bed bugs and roaches at our 2nd property which we did not expect at all going in.
