When working with realtors, is it ok for a realtor to use my purchase agreement or are they mandated to use their official state contract?

I have been in verbal offerings and submitted a final official offer and wanted your opinions.

Officials can't just walk around being a bully with the power of a pen and making offers you can't refuse.

Given the square footage, if a relevant rezone was possible, sounds like a fantastic deal.Lawyers, accountants, massage therapists and other health professionals, etc. are often looking for these types of spaces IMO, and at that price point you could be very aggressive with rents.

Been talking with the realtor, and will submit official offer on monday or tuesday once she gets it prepared.

However, my (potential) lender is telling me that the income from the first property can't be officially "counted" until after I've owned it for 24 months... but in the meantime, the burden of the mortgage, insurance, taxes, etc... are counted as a liability! 

Because on the application it asks for Official transcripts on the classes.

Look up the club webpage calla club official and several vendors, tell them you are planning to come to the next meeting ask them their experience with the club.
