Involuntary liens like judgment liens and state tax liens, being general debts, remain as a debt to the debtor, even though the property was sold via tax deed sale or other forced liquidation (ie foreclosure or sheriff sale) on a superior debt. 

The issue is finding the right mentor or Coach.. not just the 100's of fly by night johnny come lately that gravitate to the masses in RE..

There are so many different ways to find forced sale (distressed) property opportunities.

@Rob Beardsley  look no further than were you live.my first house was in Milpitas Ca I paid 79k for  second was in Palo Alto I paid 183k. for third house was in Silverado up at Napa ( recent bad fire just missed it) paid 420k for it.. and 2 homes in Portland Oregon one went up 400k in 5 years current house went up 600k in last 4 years ( although I built this one from scratch so 150 to 200k is forced appreciation.Land I own in Rohnert park CA 4 acres I paid 27k for in 1993 ish on market for 3 million..

That's bad if they don't disclose that especially since you are basically forced to use them for payments now.

slow down and take your time  don't force this thing. 

However, a municipality cannot force their way in--they must have the tenant's permission (not the owner's). 

Didn't have the LLC so nearly wet myself when my attorney said they could force the sale of both of my houses to satisfy the judgement. 

If you don’t like the place fine, I wasn’t force-feeding the application to anyone they weren’t even on the way out the door you had to break stride and go into the living room to get one.
