Hello @Michelle Ethertongreat questions and I would like to hear other peoples input on this here is what we use for managing 1700+ rental units and selling 250+ turnkey properties here in Memphis TN Finances - QuickbooksProjects - AsanaCRM - Copper and Podio (investor fuse)Contractors - PropertywareManaging properties - PropertywareWe also use google drive to store all of our pictures of properties and other info. we take a lot of pictures before during and after the sale they have come in handy so many times.

If you learn to use the MATRIX and do your own searches, CMAs, lookup tax info in Reallist, etc. - that could be an advantage if not a must in researching properties.

@Eudes De leon I looked their google briefly....it seems 3 resin and 1 comm’l is fine, but....there is a little more to it, not laid out in straight black and white.It has to be in a predominantly residential use area, the commercial component doesn’t “over power” the residential use/characteristics, etc...as @Chris Mason says, the actual determination is made by the fha appraiser.

I have had great success with French Drains (google) I had a property in Ca and sometimes it rains furiously there and water would literally pour into the basement like someone turned a tap.
