I'd really like to network and find people with some experience, and it's a super-bonus if you've done deals via seller finance or sub-to...I am confident in my ability to acquire good deals, but I would really love some different perspectives on what to do with them once I've acquired said property.I've waited and learned, and waited and learned some more.

I would offer the tenants a fair rent/lease agreement and if they rather don't want to accept it, offer them a move-out bonus.

Let's say you do have a taxable gain... if you place the new property in service in the same year, and have a good CPA, you should get enough bonus depreciation to offset that gain. 1031 exchanges are expensive and tricky, even before considering a reverse exchange or other complexity.
