I'd really like to network and find people with some experience, and it's a super-bonus if you've done deals via seller finance or sub-to...I am confident in my ability to acquire good deals, but I would really love some different perspectives on what to do with them once I've acquired said property.I've waited and learned, and waited and learned some more.

Over the next 30 years I bought out my partner on generous terms (he drove a hard bargain) and it now has a net worth of over a million dollars.My point is that even without seeing the big picture and having a big plan for a life of real estate investing, even knowing what is and is not a deal and taking action can be very rewarding. 

I would offer the tenants a fair rent/lease agreement and if they rather don't want to accept it, offer them a move-out bonus.

It ends up being a nice bonus to help them get started in life.

And having extra cash to invest in a down turn is a bonus as well.The real question is how much you like these. 

Let's say you do have a taxable gain... if you place the new property in service in the same year, and have a good CPA, you should get enough bonus depreciation to offset that gain. 1031 exchanges are expensive and tricky, even before considering a reverse exchange or other complexity.

Bonus points for grabbing a little equity or value add by targeting items on the market for a week or two and offering a little below market or finding something that needs minor value ad cosmetic touches. 

Even within depreciation there are different terms, so the 27.5 years applies to some items, shorter for others, bonus depreciation for others.

. - 1975 build date should = copper plumbing, grounded wiring, modern breaker panels- 1000sq ft shop is a nice bonus.
