We did all the work ourselves and it's been very rewarding to see the progress and finished product - next steps is back splash and moving a gas line, I might sub that one out because I don't want to blow up the house lol Our tenant is currently living in the top unit on a 1 year lease but we're not in a rush to move up to renovate that unit yet.Just wanted to say hi and see if anybody had any tips for house hacking, renovation ideas/best practices, and overall helpful advice.

I would risk buying without Phase 1 as long as I know there was no possible polluting business located previously on the property (for example gas station).

If you are interested in MF you should ask for the T-12 and rent roll and do some analysis on it even if the deal doesnt work out just for the practice. some expenses to be mindful of in addition to taxes and PM are; insurance, water, sewer, gas, repairs and maintenance, turnover, trash removal, landscaping, marketing.

Thanks I do own the only lot on the street out of the flood zone.. and we are in the heart of the booming gas and oil boom and there is no breakfast coffee place in town or the next one.. there is a bridge being built 1/8 away across the Ohio river connecting Wv with Ohio.

Yes it’s cold But the gas is the tenants responsibility so I don’t think much of that .
