I get the $25,000 to $50,000 Option fee for my pocket, and I can buy another property, plus I get about $8,700 a year in cash flow and the principal pay down and the equity capture and the tax write offs.

RE markets are efficient and based on numerous criteria. 

We've both spent 100+ hours through various means over the past year - are we able to run a cost segregation study that would benefit both of us from a tax write-off perspective or only the person who spent the most time?

*My future wife is supportive and would be including her income to DTI calculations as well as potential savings.

At 5.75%, I don't know that there a ton of room for improvement in the case of a future refinance, either, so I wouldn't expect the payment to drop by a large amount.
