Hey @Michael Weleski I would recommend finding someone who is in your market doing flipping/renovations and partner up with them (get to/find a local REIA meetup if you haven't already). 

Once you have a shortlist, sign up for an account with each one and test them extensively to see how they function.

That helps demonstrate the property's performance, and it's income you can save up for the next investment.

Unfortunately we bought it at an auction and cannot rent it out so we fixed it up and are selling it, but with this slow market thought of taking out a refi in order to move onto my next project.

But I have been keeping up with all other late payments.

As I plan to keep this property as owner occupied now that I fixed it up.

I am in the similar boat and planning to expand to other areas to scale up. 

Very few people are geared up to transact in English or Spanish I would expect.
