I rather keep good relations with neighbors than being hasty early on (coming from perspective of living in the house, maybe different approach for PM company).

Although, I have had exposure to RE in four distinct ways: from a regulatory perspective during my time with the FDIC, from an underwriting perspective as part of a CRE underwriting team at BofA, from a public markets persepctive in my current role as an investment analyst, and as a homeowner for the past seven years.  

To give y'all perspective here is a bit about me- I live in Houston, but plan to make a move to Austin in the soon.

I don't see a scenario where it doesn't at least break even from a cashflow perspective (i.e. before tax advantages).The market is interesting there - lots of aging homes and lots of new construction.
