Where do I find the lease agreement for Washington state on Bigger Pockets. 

If I were to purchase the property I would have to honor the current tenants lease (not sure when that ends), which would mean that my monthly payment would be about $2165 for the second unity.

All the time these towers are upgraded (5G, etc) and telecom companies lease them out.

There’s a big difference between self managing your rental (finding tenants, background checks, leases, collecting rent, coordinating issues, etc.) and fixing the mechanical problems that come up.
