It has significant advantages over an IRA such as: no need for a custodian, ability to borrow from your retirement account, exempt from UBIT taxes on leveraged real estate, greater protection, greater flexibility and more.Hope this helps and feel free to ask any follow up questions.

Either to the outlet metal box if BX flexible metal conduit cable was used, or a grounding wire has to be used if a plastic box and Romex plastic covered wiring is there.Romex wasn't originally up to code in many states, but now many allow it.

If you use metal framing or something different your electrical will need to be encased in some sort of conduit (shielded armor is a flexible version that should work).

Now if you tailor your place to someone who can become a long term tenant, you can end up with lower vacancy as a lower income tenant won't have the same flexibility in moving, but in general turnover will be higher.
