I did some strict screening, so hopefully it's paying off!

Exit strategies are to 1031 exchange them, flat out sell them, or refi when the adjustment is closer. 

The general outline of the issue is this:My business partner on a previous real estate deal and I are working to purchase a 2 flat in Chicago. 

During tenant screening we ask prospective tenants what kind of place they are looking for.... what features are important to them.... what is their idea of the ideal landlord?  

-Lesson learned if they are trying to make deal to get into property move on to screening other possible tenants.  

@Marcin Ferenc  thank you, I have considered that and currently think the pros would outweigh the cons of living next to tenants as long as screened properly.And I think in time will find a great deal here in NJ, hopefully sooner than later!

Learning the CT Landlord/Tenant laws, building a lease, creating a listing (taking great pictures and being descriptive got us positive feedback), doing showings, screening tenants and actually being a Landlord has been invaluable.

I can flat guarantee you that In the SFR's in the PDX area that it is no more than 10% rentals...

You screen veterans like anyone else and always verify their info.
