Unless you've got the money to invest yourself, you're presumably going to want to work for a real estate investment firm to learn the finance aspect, or construction to learn the construction aspect.

I typically sell them to out of state firms and individuals.

If appreciation slows, chance are rents will stay firm.

I firmly believe the only reason I was able to secure tenants in there in the first place was that they were a retired couple who rented sight-unseen from Michigan.

Be firm but polite and if you need to escalate it to bringing the sheriff down with you on the next meet then so be it.
