It finally clicked after reading some more about the school district part of it as to how the lines were drawn and why it was so frequently different even within the same city.

Finally getting the cash flow starting 3/6! 

For the past two years, I have had positive cash flow about $100 a month on the property.However, last year during turn over, my property manager worked really hard (20 plus showings) and finally rent it out, and several months later,  the tenant reported that they don't feel safe for their kids to be in that neighborhood.

Finally there are some great courses on this platform and there are many more books on buying real estate and  property management. 

I have been dancing around the idea of learning how to get into real-estate investing for about a year and I finally picked up this book and I’m just craving more knowledge, more strategies, and more confidence.

I have waited too long before finally realizing the importance of economy of scale in RE investing. 

Finally they sealed the cracks and my contractor later applied floor leveler to ready for flooring.With the foundation issue resolved, my contractor removed all the fire damaged wood, cleaned up all the soot and began a general rehab of all remaining issues.
