The reality is if it’s on the mls the deal already sucks so your going to need to bring a lot more value to me if we can do business than fighting over the over price scraps that everybody and their brother is bidding on .

Renovate/fix-up nights & weekends doing as much work yourself as your able and capable (some things are just best left to professionals). 

If you fight, or hire a lawyer, you MIGHT get made whole.

For me I just keep it handy if someone makes a claim you give it up if they never will  ( which is 99% what will happen) you just keep it.Now keep in mind don't follow my advice I am just saying how i handle it as i tend to be self insured for these types of situations and understand the reality of fighting over very small dollars.

But the upside is you have the insurance company’s lawyers fighting for you if you ever get sued. 

It seems capable of doing all that, but again have not invited my tenants yet.

I know that the market is crazy right now and people are fighting over listings and offering more than asking price on any given property.

If they refuse, then you have to decide if it's worth fighting over or if you should just wait to see if they make it right.

I had to fight and fight and fight to keep them from wanting to demo my house.Some of these places don't really have a big tenant base, so that can be challenging too.Good luck....and best wishes.
