The reality is if it’s on the mls the deal already sucks so your going to need to bring a lot more value to me if we can do business than fighting over the over price scraps that everybody and their brother is bidding on .

For me I just keep it handy if someone makes a claim you give it up if they never will ( which is 99% what will happen) you just keep it.Now keep in mind don't follow my advice I am just saying how i handle it as i tend to be self insured for these types of situations and understand the reality of fighting over very small dollars.

I had to fight and fight and fight to keep them from wanting to demo my house.Some of these places don't really have a big tenant base, so that can be challenging too.Good luck....and best wishes.
