I think you need to decide if you enjoy the full hands on experience of self management...and if you want to continue to invest the time.Hope this helps some.

If you go the in-class route for the continuing education as well, then since the school itself administers the test, the instructor literally gave us exactly what we needed to know since he was the one who made the test.

Good morning Brian,I like using dotloop- we have all of our real estate forms (offer sheet, listing agreements, disclosure forms, etc) on this program and they have an e-signature feature.

I'll third @Jake Thomas Bought my first investment property from him and he was and continues to be helpful. 

Mls fees, board association, e&o insurance, general business liability insurance, electronic key fees, licensing fees, continuing education, any fees your broker might charge, increased auto insurance rates.

So I’ve passed a couple houses now and then that continue to look vacant, after keeping my eye on them I’ve been trying to look for any signs of movement but have yet to see anything.

This would allow my family to continue to visit me and when they leave I can continue with Airbnb.

Please show me your bank statements to provide some amount of assurance that they have some number of months cushion so they would continue to be solvent in the case they get sick or in some way can't drive / perform the activity.
