Again, the little 2-3% commission you are paying to the buyer's agent is worth it if you get a good deal and structure better financing.Remember, "you can't teach well something you don't understand yourself," and this fits most realtors in my book!

If you dont stay in contact with your past clients, send them reminders that you are still thinking about them or do something to let them know that they are still number one in your book, they start to ask themselves why am I doing business with this person/company.I dont want to sound like a salesman here but these are what I personally feel is wrong with the real estate industry.

I have my investors but am looking for any good How To books and articles for setting up the structure.

First, what are you trying to accomplish, picking the L/O, especially for a buyer, is probably not the best route to take, but, I'll write that book later.

less turnover, less pissed off tenants, less slumlord accusations, more tenant loyalty and appreciation..all good things in my book
