If not, are you suggesting that you'll buy them their tools, pay for their workmans comp insurance, pay for their liability insurance, deal with the details of hiring and firing, etc...Sounds like much more overhead than what you'll gain...lol...there's a slumlord in town that tried his hand at flipping houses...one of his crackhead "handyman" sleeps at the place and keeps an eye on it...he invited me in, and man what a mess!!

Hopefully this incident was a fluke.The Fallacy of Sunk Costs :cool: Although not quite enough to cut them loose, I'd be VERY careful to make it clear that this is not acceptable behavior and they'd better follow the letter of the agreement at all times.Poor tenants always end up costing you a ton of headaches and costs.Keep an Eagle Eye on them and show them who's The Boss

@David Faulkner That is what I was going for- rent out the in-law suite/basement of a SFH, but my fear is once I leave the area I'll have this SFH and could rent it 'illegally' as two units and won't be there to keep an eye on things.
