good guess, buying 4/5th of the appraisal is a possibility but we are just starting out and since the property is owned and has a buffer to fund the occasional utility use and taxes, it literally cost 0$ we would like to build some experience in real estate and capital before considering buying it from the rest of the family.

Yeah, you'll get your occasional crazy that thinks it's unfair to judge them based on their current mortgage(s) being delinquent or that they have aggravated assault/robbery on their records, ignore them.

Mortgages usually 5-yr terms with a 25yr (occasionally 30 yr) amortization with a 75% LTV on refinance (no seasoning) and rates on residential are currently 2.5 - 2.7% ;-)

Kristine Marie Poe the land bizz model has been going on like this since the 1920's there are over 1 million lots of record in Riverside and San Berdo counties each that were platted back in the day and when you fly over the area you can see roads going to no where with the occasional mobile home stuck out in the middle so of no where.
