It seems just having carpet on the stairs could be rather odd so I am considering extending the carpet to the second floor landing/hallway as well until it meets the door thresholds.

You can extend the life by doing regular annual maintenance and changing filters.

These days it’s hard to evict for non-payment (and we don’t know if they’re going to extend the bans) but evicting a holdover tenant after termination is different.It’s always a good idea if you can try to meet with the tenants after you buy it and get them on your lease, which lets you make any changes like switching to month to month, adding that tenants pay legal fees if you’re successful in an eviction, and anything else you want.Sooner or later you’ll need to use an eviction attorney so it’s also not a bad idea on my opinion to establish a relationship with one before you need them for an eviction.

Besides the rental market being strong, the Bernalillo CARES Act website just extended their online application process thru December, so even existing tenants that are having difficulty with job, rent, or utilities can get aid. 

What demonstrable damages have you suffered and/or how has the buyer having the report put you at a disadvantage? 

It was being used as an extended family for the last 4 years, one unit will start renting out at the beginning of 2021.
