Jerry;Nice idea...i actually do something similar with the tax redemption notices in Ga.I look the properties up from the sale lists and reference them against county records online, it really doesn't take that long.For me, the foreclosure thing wouldn't be a ongoing thing, maybe a few months, i was just curious to see what the properties in these particular counties were going for vs. being sold off MLS listings, and i'm betting the difference is huge.If one has inside knowledge of the property from prior owner, neighbors, etc, it would be a way to get great discounts.

If Tenant 'A' knows he/she is responsible for the first $50 of any maintenance call, they may be more likely to give unclogging the toilet a solid attempt prior to calling for the cavalry.Again, I'm not advocating one way or another, simply looking for advice from someone familiar with this concept.

If I rent to someone in this situation I will require additional security deposit to lower my risk.Prime example: One of my "all star" tenants had a felony for methamphetamine use (over ten years prior to applying to rent from me), successful rehab, steady full-time employment in a respectable job.

Don't know all the procedures, but the first step is to give minimum 30 days notice, prior to the first day of a month (ie. the earliest you can terminate today would be April 1st) that you are terminating the month to month lease.

Am in negotiations with a seller of a home with a below ground oil tank in New Jersey.The seller agrees to remove the tank prior to closing,while the heating system depends on the tank.Should I also insist on a new heating system as well or is removal sufficient?

Lots of sociopathic personalities out there,, however at the end of the day buying rehabbers is not a highly complicated business as you state LOL, I must have the same algorithm hard wired in my brain along with my lie detector eye balls, I certainly got my share of liars and embellishments, but none were funded, maybe it's my cynical nature, maybe a bit of human intelligence gathering from my Army intelligence days, could be the old examiner days that sound off alarms, might be prudent lending practices that made me so lucky, maybe all of it together just didn't give those types a snowball's chance on a hot stove of getting past me, since it never happened with my money or my client's money.
