@Ronan DonnellyI’m glad you mentioned that because, it will be tough, not sure if I want to use that 1k to pay off debt in 2 months or not and buy a engagement ring haha.

Ideally, I'll have some living expenses saved, and can try to survive that tough first year as an agent.

That is not to say there are NO deals that will cashflow, but the market there isn't what it was 10 years ago.I LOVE the island buy you are correct many areas are crowded and it is tough to get quality single family renters but ultimately for me it is about learning buying and selling from the real estate agent side.

Funny the only couple foreclosures I see in the area are listed as “occupied” I am, however, in a position where I can actually wait 14 months if I had too but cash wise would be tough, hopefully would be getting reasonable rent from them (wishful thinking)
