I experience with flips and buy and hold as well as representing investors.

I bought a condo there and when I sold there were all kinds of people holding their hands out for transfer fees.

My goal is to buy and hold multifamily units for long term cash flow, with the target of owning 100 units by December 2018.

You will be responsible for holding costs for the duration you hold title and are trying to find a buyer.Have you considered trying to get the property under contract with due diligence and then assign the contract to an end buyer?

But I think it would be foolish to go back to the old days when real estate developers were able to sell swampland in Florida to as many eager, unsophisticated, naïve investors in the general public as they can get a hold of.
