@Bonnie Low As I continue to learn, I am realizing that this property is a modular home as opposed to a manufactured home (I thought those two words meant the same thing).

I meant that the cost seg needs to be done in the TA year of acquisition in order to activate the bonus depreciation, correct?   

They sent a repair tech 7 different times before finally electing to replace the fridge.

Just because HUD life expectancy for paint is only five years doesn't meant the tenant gets to paint the walls in any color they want without consequences.On the other hand, they lived there for six years.
