That part is as simple as writing a letter introducing yourself as the new owner, explaining that the existing property manager will stay in place so they should continue to work with her but if they ever needed to contact you directly to contact you at the address or phone number provided.

At move-in I use a two column inspection report (move-in & move-out) and note the conditions at move-in.Tenant and LL sign and date.Come move-out, drag out the inspection report and walk/inspect with the tenant, again both sign & date.Get the new address to mail the "deposit refund" (don't even have check book with you).Here in Calif, we must respond on or before 21 days after move-out with an itemized repair list and the residual deposit being refunded.

We currently have an efax that goes to our email address so we can fax ourselves documents, open the email, then save the document as a PDF in its proper location in our Dropbox. 

The process has been efficient and my partner(s) who have had SD IRA's before are looking to set up accounts with MidAtlantic after seeing how quickly they could get things funded.Note:  I have not ties with them other then being a satisfied customer.
