Keerah,  real estate sales and real estate investments are two different animals however obtaining a real estate license would be useful in the sense that you will be more familiar with "some" of the terminology used, you can make connections with other realtors, get an understanding of the closing process and you will have the "inside scoop" on properties that have not hit the market yet.

To be conservative, if you take this gross rent number and reduce it by 25%, as long as whatever is left over covers your PITI(A and PMI if applicable) payments, then the hit to your DTI would be zero.
