But typically, what is being considered is 'How does this effect land values', 'How will traffic counts increase and can they be managed effectively' and so on.Real Estate agents do far more than just sell real estate.

As far as marketing, The tax records should have the owners mailing address, and you can direct mail, or you can research a little further and find most phone numbers.

I have read 6 preforeclosure real estate books, but some of the most important macro questions don't seem to be addressed in them.Investors are ultimately looking for a deal that has equity and you can flip with at least a 20%+ profit margin (unless you are doing a short sale).Question #1: If that's the situation, why wouldn't the home owner just sell their house and do the same thing?

In this case, obviously I'm not concerned about cash flow but again, believe that out of state is where my resources can be used most effectively and I'm confident that if I approach it properly, this too will be a successful strategy.In short, it may feel less comfortable investing far from home but as someone who has researched opportunities in many different states and dabbled a little, there is definitely potential.
