FYI...I'm not trying to promote my brokerage to you. 

I would suggest that he work with an investor(s) to: coordinate open houses, put out bandit signs, promote mentor investors' properties on social media, go out and price rehab materials, help with flips, bird dog properties, just to name a few.  

If not you should find a new realtor and stop using your current agent's E-elerts to find your deals. 

Advice on how to send a contract thru e-mail and it get signed returned back...

Save your money and create your own database and call with e-mails and get on internal lists to see properties.
