Just now finishing up cleaning up the new property with new roll up doors, landscaping,  and some paint.  

Which basically pays for maintenance of exterior of property, landscaping and a pool (this is a 70 unit condo complex). 

Set to close Oct 31st, here are the details (I am sure I will leave out a lot of details but this is the basics):Purchase Price: 53.5kRehab Cost: 13.5k (paint, carpet, redone hardwoods, new cabinets, tiled bath and shower, new light fixtures, garage door, new deck, new windows etc etc...this number includes re taxes as well ) I saved some money by doing a lot of the work myself..some painting, demo work, landscaping, etc.

One thing I did not mention is our flips have thus far been cosmetic rehabs--paint, carpet, appliances, light fixtures, landscaping, etc.

I have not ruled out being a landlord completely, probably will be good for diversity the portfolio eventually.How is the NH market? 

Huge, huge upside.As with any venture involving more than one investor, I need a diverse group looking for a medium to long range participation. 

They collect rents, arrange for maintenance (snow removal, landscaping, etc) and are the point of contact with out tenants.  

Personally, I would not invest in Vegas for several reasons, the main one being lack of industry/job diversity and a information services sector.  

West Metro is a diverse market.
