Family isnt really an option, and I dont know where else to look, been looking for a $25,000 loan, arv prob $35000 to be safe, looking to put down another property I owe free and clear worth maybe $15-20k (rented at 400) as collateral and just cant get anyone to do it, ill pay closing cost, ill pay some points up front, idk know what else to do!

It's tried and true and won't usually draw strong opinions from folks (like or dislike) like some of the more exotic materials do, which makes it a safe choice for a rehab.

if real estate investing is your main business then i would go for option 1 as that yields more free cash flow by virtue of putting you in a position to buy another property with the remaining cash.however, if your looking for a safe place to put money that you want to get some return out of then id go for option 2.my grandfather would always go for option 2. he says "if you need a mortgage, then you cant afford it". believe it or not, that has worked quite well for him.

In my opinion, there's no excuse for staying in his property and not paying the rent other than being denied safe/peacable and or healthy/sanitary habitation.
