It wasn't a lot of standing water and the spots were dry, but I would've accepted a simple "We don't know" in response from the agent/seller.I also wanted to know an estimate of the age of the roof and water heater.

I’ve estimated that to happen in about 10 years, but would like for it to happen sooner.

In terms of renovation costs, I suggest you find a few investor friendly GCs and bring one with you to get the estimates of a potential property (maybe even pay them for the appointment).
